Ayer Small Claims Court

Client called Attorney Martin after filing suit against landlord for failing to return his security deposit.  Landlord claimed that Client’s cats had ruined an area rug in the Chelmsford apartment.  After a quick bench trial, Attorney Martin was able to prove that Client did not damage the rug and further, that Landlord, a real estate agent familiar with Massachusetts rental law, knowingly violated Mass security deposit laws.  After the win, which awarded Client his full security deposit, Landlord promptly tendered payment.
